Terms & conditions

How To Book
Following confirmation of availability a deposit is required, usually 50% of total cost.
Confirmation is sent to you on receipt of a deposit.

Full Payment

The balance for rental is due 8 weeks prior to the commencement of the holiday. VAT is not charged. A *Security Deposit cheque (see below) of between £75 - £100 (depending on length of stay) is also required, it won't be cashed unless needed. On receipt of full payment details are sent concerning directions and collection of the keys.

Payment Method
Payment from UK guests should be made by personal cheque. Overseas Clients may pay by sterling cheque drawn on a UK bank, Bank Transfer (ask for details) or by Paypal which should include a surcharge of 5%.

*Security Deposit
The Security Deposit is a bond which reflects your agreement to leave the property in a reasonable condition. In the unlikely event of a claim being made on your Security Deposit, you will be written to with an explanation as to the reason. This is in case of big damage or something lost from the property which happens very rarely. Please date it the first day of your stay. It will be destroyed at the end of your visit, although I can return it to you if requested.

Cancellations
Should you find it necessary to cancel the holiday before the final balance is due, please inform us immediately and we will try to re-let the property. If the property is re-let then the deposit will be returned less a handling fee charge of £25. If we are unsuccessful at re-letting the property the deposit will be forfeited in full.
Should it be necessary to cancel the holiday after the final balance is due (whether or not the final balance has been paid) then unless the cottage is re-let you will be liable for the full cost of the holiday. If we can re-let the property, all money paid will be returned less a handling fee charge of £50. We strongly suggest that you take out *holiday insurance (see below) to cover you against this loss in the event of cancellation.

Inclusions                                                                                                                                                               Rental cost includes the use of all bed linen and enough fuel for your stay (calculated in our experience and depending on time of year, and/or weather conditions) and the first £5 of electricity per week. If you wish to purchase more fuel than we provide it is available from us at £5 per bag of wood and £8 per bag of coke. Towels and tea towels NOT included, please remember to bring your own. We will provide them if this is not possible (ie if you are travelling from abroad).

Times of arrival/departure                                                                                                                 3pm & 10.30 am respectively

Number of Persons
The number of persons using the property should not exceed four (plus one baby) unless another arrangement is discussed and agreed prior to the commencement of your stay.

Smoking
This property is designated non-smoking. This should be respected in all circumstances.

Pets
Dogs are welcome (please ask about numbers). We have allowed 4 before, however the cottage isn't huge so please ask whether yours would be comfortable.We ask that dogs are not allowed upstairs and that every effort is made to ensure the garden is left free of dog waste. Dogs should not be left in the cottage unattended. Please ask about any other pets.                                                                                                       

Cleaning
The holidaymaker undertakes to leave the premises in a reasonable state of cleanliness and order at the end of the holiday. 

Security
The holidaymaker undertakes to keep the premises secured throughout their stay.

Loss & Damages
The holidaymaker undertakes to keep the premises, its contents and the garden in the same state of repair and condition as at the commencement of the holiday. The owner should be compensated for any damages and breakages which occur (fair wear & tear excepted). If small items get broken ie: a glass, then I'd be grateful if you could replace them during your stay. Accidents happen, please let us know of any other damage or spillage in order that we can attempt to repair or clean as soon as possible. A charge will be made against your debit/credit card for any major or irreparable damage. However we strongly advise that you take out *insurance (see below) to cover damage to property (ie: carpets, furnishing, bath etc) Item(s) missing from the cottage ie (books, dvds, torch etc) must be located or they will be charged for.

*Holiday Insurance
You are strongly advised to cover yourself for cancellation and loss/damage to the property.

Property Access
The owner of the property or their representatives reserves the right of access at any reasonable time during any holiday occupancy. They also reserve the right of access to the garden for maintenance purposes.
